Green, slippery and dotted with lichen? A professional clean can take a tired patio back to the colour it was when it was laid — like this Indian sandstone patio we cleaned in the area.
From grey and green back to its true colour
The patio on this page is a good example. Before the clean the Indian sandstone had turned almost uniformly grey-black, with white circles of lichen dotted across it. Afterwards the warm browns, rusts and greys of the stone came back through. Many customers are surprised to learn their patio was that colour all along.
Our patio cleaning process
- Preparation. Furniture and pots moved, drains protected and weeds removed from the joints.
- Deep clean. A rotary surface cleaner gives an even, stripe-free finish across the whole area, with edges and steps detailed by hand.
- Black spot and lichen treatment. These are living organisms rooted into the stone, so pressure alone won't shift them. A specialist treatment is applied to break them down over the following weeks.
- Rinse and tidy. Slurry is washed away and your garden, walls and windows are left clean.
Patio repointing
Once a patio is clean, it's easy to see where the joints have cracked, crumbled or washed out. We also offer repointing: the old, failing pointing is raked out and the joints are refilled, which locks the slabs in place, keeps weeds out and gives the patio a crisp, finished look. We'll let you know if your patio would benefit when we quote.

Pressure and technique are adjusted for each surface — softer natural stone and timber decking need a gentler approach than concrete. Decking is cleaned to remove green algae and slippery build-up, making it safer to walk on and ready for oiling or staining if you want to refresh it.

Frequently asked questions
Will pressure washing damage my patio?
Not when it's done properly. We use a rotary surface cleaner and adjust the pressure for the type of stone, which gives an even finish without etching the surface or blowing out sound jointing.
Will the white lichen spots come off?
Lichen and black spot need a specialist treatment rather than just pressure. After treatment they continue to fade over the following weeks as the organism breaks down.
Do I need to provide water or electricity?
An outside tap is helpful. We'll confirm exactly what's needed when we quote.
Do you repoint patios?
Yes. If the joints are cracked, loose or full of weeds, we can rake out the old pointing and repoint the patio after it has been cleaned. We'll include it in your quote if it's needed.
How soon can I use the patio again?
Straight away once it has dried — usually within a few hours on a dry day.
