Moss looks harmless, but it holds water against your tiles, lifts them, and ends up blocking your gutters. We clean it off in the way that suits your roof, clear up afterwards and leave your roof looking years younger.


Across Norfolk and Suffolk we see a lot of roofs sitting under mature trees or facing north, and those are the ones where moss takes hold fastest. A thick layer of moss acts like a sponge: it keeps tiles damp for weeks, and in a cold snap that water freezes and expands, which can crack tiles and push them out of line. As it dries in summer, clumps break away and wash straight into the gutters and downpipes, which is why a mossy roof so often comes with overflowing guttering.
Removing it early is far cheaper than dealing with slipped tiles, blocked drainage or damp patches on ceilings later on — and it makes a huge difference to how your home looks from the street.
Every roof is different, so we look at yours first and choose the approach that suits it. We clean concrete tiles, clay pantiles (a common sight on older Norfolk and Suffolk homes), plain tiles and slate, as well as bungalow roofs, garages, outbuildings and lean-to and conservatory roofs.
Roof cleaning can be done for most of the year. Autumn and winter are popular because the moss is at its thickest and most obvious, and clearing it before the worst of the weather protects your gutters. We offer low-pressure roof washing, but we never blast tiles with high pressure, which can erode the surface and drive water up under the laps. There isn't one way to clean every roof: depending on the tiles and the growth, we use hand removal, a low-pressure wash or both, followed by a treatment.
It depends on how shaded the roof is and how many trees are nearby, but after moss removal and treatment most roofs stay clear for several years. We're happy to advise on a sensible maintenance interval.
No. Moss comes off into the gutters and onto the ground below, and we clear all of it away — gutters, paths, patios and borders — before we leave.
Small repairs such as replacing the odd cracked tile can usually be done while we're up there. If we find anything bigger, we'll show you photos and explain what we've found.
